Tim bought his first investment property at 23 years old and has completed 1,700+ personal real estate deals. He has also guided his title team on more than 8,000 curative title cases across all 50 states—complex files involving broken ownership chains, missing heirs, unreleased liens, legal defects, and documentation gaps that most investors (and most professionals) don’t know how to untangle. During the 2009–2011 crash, while others were going bankrupt, Tim was building and expanding because he evaluates risk differently—starting with the paper. Today, he holds a multi-million-dollar portfolio with zero borrowed money. Zero debt, zero competition, and unlimited deals built through disciplined strategies and the ability to turn unworkable title problems into ultra-high-ROI opportunities.
Tim founded Alliance Title Services, the largest exclusive curative title company in the U.S., built with full-time private investigators and genealogists. He’s also founded, scaled, and sold multiple businesses from investigative services, intelligence-based asset discovery, and related ventures—bringing an operator mindset to every deal: verify facts, profile players, build leverage, and document the cure path.
Outside of business, Tim is a father of four, a pilot and medic volunteer with a global emergency medical rescue organization—serving on emergency and humanitarian missions across the world. He has deployed as a frontline medic in Ukraine and other conflict zones and has used the wealth created through distressed title investing to fund real-world impact: purchasing ambulances, supporting medical services, and deploying aircraft for rescue operations when time and access were critical. He doesn’t measure impact by writing checks or posting online about wealth; he believes in direct action. You won't see him using wealth as a marketing pitch—he teaches to give back because title control is a hard-earned skill built through decades of execution. No one else comes close to his experience in this niche. If he takes the time to teach you these methods, you’ll have the ability to make serious money with them. And with that comes a standard: he expects you to use that leverage to help others—not just profit from problems. Profit with a purpose to help others.
