Learn Directly From the Person Who Built the Model
Tim Bender is a law school–trained entrepreneur and one of the country's most experienced distressed-title operators. During more than 30 years in real estate, he has completed over 1,700 personal deals, built a portfolio of approximately 150 rental properties with zero borrowed money, and directed more than 9,000 complex curative-title files for clients across all 50 states.
Tim holds degrees in paramedics, law enforcement, and both a B.S. and J.D. He founded Alliance Title Services, one of the country's most specialized curative-title companies, and has been a licensed title examiner for over 12 years. He has founded, scaled, and sold multiple businesses involving real estate, investigations, asset discovery, and intelligence-based research.
Outside of business, Tim is a pilot, combat medic, father of four, and humanitarian volunteer who has worked in war zones including the front lines of Ukraine. He has also deployed to Kosovo just after the Bosnian war, and to more than 25 other countries. He has participated in frontline medical operations, helped evacuate wounded soldiers, personally delivered ambulances and medical supplies into Ukraine, and continues to serve with an international aircraft-based medical-rescue organization.

A lot of people are teaching what they call curative-title investing. In reality, it is usually wholesaling with a title problem added to the file.

That can mean locating multiple heirs, negotiating with every one of them, tracking down lienholders, paying or settling old debts, opening probate, filing lawsuits, and spending substantial money without knowing whether the title can ever be cured profitably.
That is not a new investment model. It is wholesaling with more parties, more legal expense, more uncertainty, and a much longer path to the same conventional closing.

Sometimes a full cure is the correct strategy. But full title resolution may require extensive heirship work, releases, probate, litigation, negotiations, legal expense, and underwriting approval. Distressed Title Investing™ teaches students to evaluate whether the defect should be fully cured, partially cured, delayed, acquired, leveraged, settled, or left in place when it does not prevent the intended monetization strategy.
The objective is not simply clean title. The objective is lawful control and the most effective monetization path.

Is this delivered online or in person?
The mentorship is delivered live and online, and I am personally teaching and present for every session — not a rotating cast of instructors standing in for me. Guest experts join periodically for specialized topics, and I remain personally available to you online throughout the full 12 weeks.
What happens if I miss a live class?
Attendance policy and make-up procedures are outlined in the enrollment agreement provided to accepted applicants.
How is the cohort selected?
Admission is by application only. Every application is personally reviewed, and cohorts are capped between 15 and 25 students to keep the group small and the access real.
