Learn Directly From the Person Who Built the Model

Tim Bender is a law school–trained entrepreneur and one of the country's most experienced distressed-title operators. During more than 30 years in real estate, he has completed over 1,700 personal deals, built a portfolio of approximately 150 rental properties with zero borrowed money, and directed more than 9,000 complex curative-title files for clients across all 50 states.

Tim holds degrees in paramedics, law enforcement, and both a B.S. and J.D. He founded Alliance Title Services, one of the country's most specialized curative-title companies, and has been a licensed title examiner for over 12 years. He has founded, scaled, and sold multiple businesses involving real estate, investigations, asset discovery, and intelligence-based research.

Outside of business, Tim is a pilot, combat medic, father of four, and humanitarian volunteer who has worked in war zones including the front lines of Ukraine. He has also deployed to Kosovo just after the Bosnian war, and to more than 25 other countries. He has participated in frontline medical operations, helped evacuate wounded soldiers, personally delivered ambulances and medical supplies into Ukraine, and continues to serve with an international aircraft-based medical-rescue organization.

"Wealth should create more than comfort. It should create the ability to act, take meaningful risks, and help others." — Tim lives by the motto Profit With a Purpose.

I Don't Teach Curative Title

A lot of people are teaching what they call curative-title investing. In reality, it is usually wholesaling with a title problem added to the file.

The process often looks like this:

Find a Tax Sale List Make Thousands of Calls Find a Motivated Seller Hope for a Title Defect Negotiate a Lower Price Spend Months or Years Cleaning It Up

That can mean locating multiple heirs, negotiating with every one of them, tracking down lienholders, paying or settling old debts, opening probate, filing lawsuits, and spending substantial money without knowing whether the title can ever be cured profitably.

That is not a new investment model. It is wholesaling with more parties, more legal expense, more uncertainty, and a much longer path to the same conventional closing.

That is not what I do or how I made my wealth before retiring to teach

I teach Distressed Title Investing.

Distressed Title Investing™ starts with the defect itself. The objective is not automatically to fix everything — it's to understand the title well enough to identify the control point, acquire the right position, and monetize the opportunity.

This is how I made my wealth before retiring to teach it.

Distressed Property

Outdated
  • Starts with the property
  • Depends heavily on seller motivation
  • Often competes on common lead lists
  • Typically leads toward wholesale, flip, or rental
  • Lots of competition and heavy negotiating with the owners

Curative Title

Expensive
  • Starts with finding a list to call
  • Increasingly competitive market
  • Treats the defect as an obstacle
  • Focuses on producing insurable title
  • May require probate, litigation, releases, and extended timelines
  • Primarily supports a conventional closing

Distressed Title Investing™

  • Uses research to find unlimited deals with almost no competition
  • Uses research before contact to heavily eliminate negotiating
  • Identifies all control positions, not just a possible owner
  • Strategizes on multiple acquisitions and monetization paths
  • Hundreds of thousands of new deals created every day in every state
Built From Every Side of the Table

Most people teaching curative title have only seen this from the investor's side, usually only focused on one easy state. My program was built to be used in every state and from:

32 Yearsof Creative Real Estate Investing
15+ Yearsof Straight Curative Title Investing
12 Yearsas a Professionally Licensed Title Examiner, Retained by Nationwide Top Banks to Fix Their Problems
A Law School Education That Focused on Real Estate Law
Legal Recognition as a Court Expert on Title Fraud and Examinations
28 Yearsof Experience in Financial Fraud Investigations
Daily Meetings With Underwriters at All Three Dozen Title Underwriting Companies in the U.S. — and Understanding Exactly What They Want
1,700+Personal Acquisitions
9,000+Curative Files Completed
50States Worked
Retained and Trusted by National Banks & Mortgage Companies

You don't need decades of experience—I've already made the mistakes and built this program to show you the fastest, simplest path to monetizing distressed titles for maximum profit.

One Defect. Multiple Paths.

Traditional curative title depends on one result: fix everything so it can close conventionally.

Sometimes a full cure is the correct strategy. But full title resolution may require extensive heirship work, releases, probate, litigation, negotiations, legal expense, and underwriting approval. Distressed Title Investing™ teaches students to evaluate whether the defect should be fully cured, partially cured, delayed, acquired, leveraged, settled, or left in place when it does not prevent the intended monetization strategy.

Full Ownership Partial Ownership Heir Interests Lien & Judgment Positions Owner Financing Partition Assignments Settlements Restrictive Easements Strategic Holds Charitable Transfers

The objective is not simply clean title. The objective is lawful control and the most effective monetization path.

Most Curative Title Investors see a problem and try to fix it, if they can. My method teaches you to control the asset through the defect.

How the Mentorship Works

A live, personally-led 12-week program, taught personally by Tim Bender — not a course taught by junior employees.

This is a working mentorship directly with me, not a program handed off to junior staff that were in middle school during major market downturns. You will learn directly from me through live instruction every week, real-world cases, and have access to experienced guidance throughout the program.

01

Personally Led Instruction

Two live group sessions every week, taught directly by Tim Bender.

02

Applied Case Review

Real title files, deeds, lien stacks, bankruptcy records, probate issues, and acquisition scenarios.

03

Weekly Implementation

Short lesson videos, homework, research assignments, and practical file-analysis tools.

04

Direct Group Access

Core students receive live questions, group discussions, and basic file review throughout the program.

The 12-Week Roadmap

Six phases. One operating system.

The full week-by-week curriculum is provided separately to accepted applicants. Here is the architecture of how the 12 weeks are built.

I
WEEKS 1–2Understand the Opportunity

Build chains of title, interpret deeds, identify ownership, and recognize defects and encumbrances.
III
WEEKS 6–7Find the Opportunities
Find and analyze title-driven opportunities through proprietary sourcing and the TIP Report.
IV
WEEKS 8–9Find the Players
Map heirs, creditors, occupants, fiduciaries, decision-makers, and blocking parties—then negotiate.
V
WEEKS 10–11Acquire and Control
Analyze the lien stack, acquire the right interest, create control, and structure the monetization path.
VI
WEEK 12Cure, Close, and Monetize
Legal doctrine strategies, closing, exit selection, risk control, and the capstone project.

No. This program is educational and informational only. No specific income, profit, or investment outcome is promised or guaranteed. See the full disclaimer below.

What's included in the $25,000 investment?
